What Is a Domestic EPC?
An Energy Performance Certificate (EPC) rates your property’s energy efficiency on a scale from A (most efficient) to G (least efficient). It includes a summary of your home’s energy use, typical energy costs, and recommendations for improving its efficiency.
EPCs are valid for 10 years and are lodged on a national register. Once you have one, you can use it for any sale or rental of the property within that period.

What Happens During the Assessment?
Your assessor will visit your property and carry out a thorough inspection, typically taking around 30–45 minutes. Here’s what’s involved:
Measurements — We measure the property’s overall floor area and the lengths/ areas of different wall and window types.
Construction details — We check the age and type of construction, wall thickness, insulation levels, and glazing type.
Heating systems — We record the type of boiler or heating system, hot water setup, and any heating controls.
Lighting and renewables — We note the types of lighting and any renewable technologies like solar panels or heat pumps.
There’s no disruption to your home — you’re welcome to carry on as normal while we work. It’s best if an assessor can easily access every room, open loft hatches, and clearly see and photograph the boiler.

Do I need to be home during the assessment?
No. Assessors regularly work in vacant properties and only require access, such as a key or a key-safe combination code. We are happy to collect keys from landlords and estate/letting agents. We are also happy to arrange access with tenants as long they have been informed of the visit and have given permission for their details to be shared with us.
Can I improve my EPC rating?
Yes — your EPC report includes specific recommendations for improving your rating, along with estimated costs and potential savings. Common improvements include loft insulation, cavity wall insulation, upgrading your boiler, or switching to LED lighting. Rental properties in England and Wales must have a minimum EPC rating of E. The government has outlined plans to increase this to a C for new tenancies by 2030. Do I need an EPC for a new build?
